The holiday home is located in the cozy village of Kötschach-Mauthen, at the sunny end of the Gailtal, where Austria, Italy, and Slovenia almost meet. Surrounded by impressive mountains and fresh air, this part of Carinthia – just under 9 km from the Italian border – offers exactly what both sporty individuals and holiday enthusiasts are looking for.

Just a short distance from the house, the slopes of the Kötschach-Mauthen ski area begin. This small yet charming ski area features 6 km of pistes and 37 km of perfectly maintained cross-country ski trails. Within 25–45 minutes by car or by the free ski bus (about 300 m from the house), you can also reach larger ski areas such as Nassfeld-Hermagor (110 km), Zettersfeld in the Lienzer Dolomites (21 km), and Golzentipp in Obertilliach (12 km).

Even during the summer months, this area is a pure delight. The Nassfeld–Pressegger See holiday region offers a wealth of opportunities for those who enjoy being active, with an extensive network of hiking and cycling routes, and as many as 25 themed trails within the 'Hike World.'
